Overall, the Gunnison County real estate market saw an increase in demand and inventory in October when compared to last year. There were 47 pending sales, a 38% increase from September and a 74% jump from last year at this time. October 2023 saw just 27 listings go under contract. Days on market decreased 28% YoY to 142 days, on average. Months supply of inventory decreased from 8.4 months in September to 6.8 months in October. This was nearly in line with what we saw last year (6.7 months). Prices decreased significantly YoY for both single family homes and condos. The median price for single family homes saw the largest drop, down 57% from last year.
