In January 2025, the Gunnison County real estate market began the year with declines in both overall inventory and demand (pending sales) compared to the previous year. The months supply of inventory dropped to 5.2, reflecting a 9% year-over-year decrease. A total of 25 homes went under contract, down 11% from January 2024. However, this marked a significant 92% increase from December, which had just 13 pending sales. New listings also saw a substantial month-over-month rise, with sellers adding 33 homes to the market—nearly double the 17 new listings in December.
