The market saw a slight dip in both demand and active listings compared to the previous year, with 38 new listings hitting the market and inventory supply increasing to 5.4 months. Despite these fluctuations, single-family home prices continued to appreciate, with the median price surging an impressive 62% year-over-year. I also want to spotlight my featured listing at 870 Gothic Road, Mt. Crested Butte, priced at $560,000, offering a great opportunity for buyers interested in the area.

February 2025
Gunnison County experienced a slight dip in both demand and active listings compared to the same time last year. In February, sellers introduced 38 new listings to the market, bringing the months’ supply of inventory to 5.4 months—an increase of 3.8% from the previous month. Despite these shifts, single-family home prices saw significant appreciation, with both average and median prices rising year over year. Notably, the median price for single-family homes surged by an impressive 62% compared to last year, highlighting strong long-term value growth in the market.

We officially wrapped up Luke’s hockey travel season with a weekend in Breckenridge. I have to say that I loved skiing at their resort. The town is super charming but had me longing for the slower pace of Crested Butte and Gunnison.

We also had friends from Florida visit us and we did some skiing, snowmobiling and snowshoed to the Magic Meadows yurt for dinner.
